Abused, broke and down on her luck, Sarah is given a new shot at life when she moves into a new apartment. At first the apartment seems to have been the right choice for Sarah, she even meets some new friends including Sid (Jason Mewes). But before long tenants begin disappearing, when Sarah and Sid go looking for them, they discover an evil lurks, hell bent on not only taking over their building, but the city as well. As Sarah and Sid fight for survival, the bitter and vengeful ghost begins inhabiting the bodies of the tower’s tenants turning them to bloodthirsty zombies.

It is revealed that a diabolical and vengeful presence lives within the block, born from a dreadful incident that occurred in the building's basement. A boiler explosion eliminated a guy who has actually now become a sinister spirit, described as 'the caretaker'. Taken place by rage and vengeance, 'the caretaker' haunts and scares the building's residents, taking advantage of their privacy and fear.

Conclusion:
Sarah and Sid, together with other frightened residents, venture to leave the wrath of the sinister spirit. While they try to endure and ward off the ghost, they encounter several deadly traps and menacing brutes. Following encounters filled with worry and bloodshed, the locals handle to survive one frightening night of unimaginable horror, nearly escaping their doom.

The movie ends as Sarah faces the cruel caretaker in the basement where his initial demise took place. Here, she utilizes Sid's cross-dressing clothing, made of silver, to deflect the caretaker spirit into the boiler, burning him once more and releasing the tower block from his ghostly grip.
