Marshall doesn’t deny rent’s importance; “leading species” concedes its prominence. But he dissolves its uniqueness. The subtext is a warning against single-issue economics: if you build policy on the idea that rent is categorically different, you may miss parallel “surpluses” in capital, entrepreneurship, or even temporary monopoly.
